Roof Repair Questions That Are Critical

First, just a little word to the wise, from someone who has been in the roofing industry for many, many years and has seen it all.  If you are shopping for roof repairs, these questions might not come to mind.

After any storm, there will be many “pop-up” roofers going door-to-door, claiming they are legitimate companies.  Most of them do the work quickly with temporary, untrained labor, and they disappear by leaving town before you might have a chance to address any issues or problems.

 

Protect yourself and your home by asking to see documentation of several items:

Chimney Leaks

  • Request proof of insurance, and before you sign a contract, look up the insurance carrier on Google and verify the insurance.
  • Request a Scope of Work detailing your repair.
  • It is always a good idea to know where your potential company purchases their material supplies. Your roofing materials should be delivered from the materials supplier.
  • Check out their Better Business Bureau rating;
  • Research their Google reviews. Look to see if their reviews were done in prior years;
  • Warranty should be stated on the contract.

Chimney leaks are critical to the long-term health of your roof.  Each year we find improperly installed chimnies that have led to roof leaks.

 

Many times we can save your roof by correcting the flashing around your chimney.  We are experts on this problem.

Roof valleys can leak due to an improper installation.

 

Roof jacks deteriorate over time and must be replaced.

 

Brick chimneys usually leak because the flashing around the chimney was not installed correctly.

Wood chimneys may deteriorate over time where the chimney meets the roof.  If it is leaking, siding repairs may be necessary, including building a “cricket” to prevent water ponding.

STORM, WIND AND HAIL DAMAGE

Wind, hail and even a heavy rainstorm with lightening can cause severe damage to a roof, requiring replacement.  A hailstorm can create serious damage to a roof if the roof is older.  The damage may be undetected until you start to see sheetrock damage.

 

Loose, damaged or missing shingles can all be the result of a storm or of improper installation.   We recommend inspecting your roof every three years.

Loose or Damaged Shingles

If you look at your roof and you can see damaged, chipped or curled shingles, cracks or tears in the shingles, a loss of granulation, or if the flashing has tears or is buckling around the roof openings, it’s time for a roof inspection from a professional.

Soffit and Facia Repair

The soffit is the exposed surface beneath the overhanding section of the roof eave.  We see either regular soffit vents or continuous soffit.  Both provide air circulation.  Moisture in the attic can cause mildew or rot in the sheathing and rafters.  Proper venting prevents mildew and premature deterioration of the shingles.

The facia is the trim board that run along the roof line.  It is a vertical finishing edge connected to the ends of the rafters, trusses, or the area where the gutter is attached to the roof.  It is a cover for the rafters providing a finished appearance while also protecting the roof structure from weather and pests.
